The process begins when the executed purchase agreement is delivered to CrossPoint. We immediately open the escrow account, assign a dedicated closing professional, and send an initial checklist and welcome package to all parties. This ensures clear communication from day one.

Phase 2: The Property Title Search

This is the investigative heart of our service. Our title examiners begin a meticulous search of public records—county records, judicial archives, tax filings—to create a complete chain of ownership and identify any clouds or encumbrances on the title.

Phase 3: Title Commitment Issuance

Based on the results of the search, we issue a Title Commitment, which is essentially a promise to issue a title insurance policy. This document lists all requirements that must be met before closing (e.g., payoff of a prior mortgage, recording of a release of lien) and all exceptions (matters that the insurance policy will not cover, like specific easements).

Phase 4: Title Clearance and Settlement Preparation

This is the phase where we actively solve problems. We work diligently to clear all requirements listed in the Commitment, coordinate payoffs, secure necessary releases, and collaborate with lenders to ensure their loan documents are ready. Concurrently, we prepare the final settlement figures and the Closing Disclosure (CD) or HUD-1 Statement for the buyer, seller, and lender to review.

Phase 5: The Final Closing

On the day of closing, we meet with the parties (physically or virtually) to review and sign the final documents. Once all documents are signed and the lender has provided authorization, we disburse the funds from the escrow account, pay off all liens and invoices, and send the signed deed and mortgage to the appropriate Florida county recorder’s office for official recording. The property is officially transferred, and the title insurance policy is issued.
